The city of Beverly Hills has approved a plan for a new residential tower, The Millennium Residences, which is set to become the tallest building in the city. Standing 418 feet and spanning 34 stories, this development marks a significant milestone. According to Mario J. Palumbo Jr., managing partner of Millennium Partners, the city’s approval allows them to proceed to the next phase of development. The groundbreaking is anticipated for 2027, as stated on the project’s website.
Design and Location
Located at 8300 Wilshire Boulevard and designed by Handel Architects and Rios, The Millennium Residences will offer 211 homes, including 32 affordable units. Beverly Hills, central to Los Angeles and surrounding cities, will benefit from this architecturally significant addition, enhancing the eastern gateway while supporting thoughtful urban growth.
Addressing California’s Housing Crisis
The project emerges amid a housing crisis in California, where residents face high rates of cost-burdened households. Data from the Public Policy Institute of California shows that more than half of renters and 40 percent of mortgage holders spend 30 percent or more of their income on housing.
Criticism has been directed at Beverly Hills for past delays in approving housing projects. The Millennium Residences was approved under Assembly Bill 2011, facilitating streamlined ministerial review for housing developments on commercial sites. This process bypasses public hearings and California Environmental Quality Act reviews, provided that local standards, including affordable housing, are met.
Community Concerns
The development requires demolishing a mini-mall currently occupying the site. Residents have voiced concern over losing essential community services, such as pharmacies and local businesses housed there. Amy Amsterdam, a local resident, emphasized the importance of these services to the neighborhood.
Dan Makos, another resident, described the loss as potentially devastating. In response, Palumbo Jr. highlighted ongoing community engagement efforts, stating Millennium Partners aims to align the development with community needs.
