The median home price in the United States has decreased for the first time in three years. According to Redfin, a real estate brokerage, this marks a notable change in the housing market. As of two weeks ago, prices fell by 0.2 percent compared to one year earlier. Last week saw a further decline of 0.1 percent, bringing the median price to $389,601.
Expert Insight
Daryl Fairweather, Redfin’s chief economist, attributes this change to high mortgage rates. With rates exceeding 7 percent, potential buyers are hesitant. Renters are reluctant to transition into homeownership, reducing competition in the market. Those who proceed to buy find it difficult to manage the increased payments.
“Mortgage rates,” Fairweather explains, are central to this market shift.
Background on Price Trends
Since 2020, home prices have generally been on the rise. Before the pandemic in February 2020, the median price stood at $259,000. By February 2022, this had surged to $335,000. However, 2023 saw a temporary decline in prices amidst rising mortgage rates, before prices began to climb again at a slower rate.
Fairweather emphasized the psychological impact of the earlier rises. Homeowners often felt reassured by the increasing value of their properties. Even when prices rose more slowly than inflation, the perception of value was an important factor.
Recent Developments
The last two weeks signaled a meaningful change. These weeks witnessed the highest median mortgage payments recorded by Redfin, at $2,786. This figure represents a rise of over 10 percent from the previous year. The impact is uneven across regions.
For example, in Austin, prices have decreased by more than 4 percent since last year. In contrast, San Francisco saw a 15 percent increase in the same period. Markets like Pittsburgh and Cleveland, known for their affordability, continue to draw buyers. Prices in these cities increased by 7 percent and nearly 5 percent, respectively.
