Currently, the cost of new homes is down 15% compared to four years ago, often making them cheaper than existing properties. This trend is historically unusual, as new homes tend to be larger and require less initial maintenance.

Improving Inventory Levels

While inventory levels are nearing pre-pandemic figures nationwide, the housing market still faces a significant supply deficit. The U.S. Department of Housing and Urban Development estimates a shortfall of over 1.5 million housing units. New home sales and prices have decreased slightly, yet inventory is not aligned with demand, due in part to restrictive zoning and high development costs.

The average price of a new home in July was $394,000, while existing homes averaged $434,000. Typically, new homes sell for a premium due to size and maintenance advantages. Builders have reduced prices amid slow demand following the pandemic.

Regional Inventory Differences

Inventory varies significantly across regions. The South and Mountain West see increased construction, while the Northeast, Midwest, and California experience shortages. The supply of homes for sale is only 8% below pre-pandemic levels, with some areas surpassing their 2019 figures.

Home Prices and Sales Trends

U.S. home prices increased by 3.2% compared to last year, with a median price of $407,730. The number of homes sold decreased slightly year-over-year. Borrowing costs remain high, affecting buyers’ ability to secure mortgages.

Challenges in Buyer-Seller Dynamics

Despite improved supply in some regions, demand has not kept pace. Sales are lagging in states where inventory exceeds pre-pandemic levels. High home prices continue to be a barrier for buyers seeking affordable housing options.
